Design and Scope of Rehab

The design of the SoHi Building, based on its historical character and detailing, is meant to embrace the SoHi District, its occupants, neighbors, and visitors. The exterior will be a combination of limestone veneer, new full height storefronts that open the retail space to the street, and restored stucco. The facades and the streetscape are further enriched by beautiful and complimentary architectural features such as uniquely designed entrance canopies and building lighting. The handcrafted canopies designed by American Design (a Milwaukee based company) were inspired by the geometry in the building’s original railings. New period fixtures provide facade lighting and necessary illumination on public walks. The final result is a building which looks nothing like what is seen now. It will be simplified and more unified in tone and texture, yet accentuated beautifully through artfully coordinated metalwork, lighting, and storefront design. The design will make the SoHi Building an exciting venue for tenants to consider hosting their businesses proudly as patrons will easily be able to identify the building.

The SoHi Building’s first floor (5,000 square feet gross) will be completely renovated for classic retail and/or restaurant/café/coffee shop use. The first floor space can be divided and/or combined for various floor plans and tenant spaces. The renovation will include all new mechanical systems (HVAC, plumbing, sprinkler, electrical including basic lighting, and broadband internet distribution capacity), ADA compliant bathrooms, and new floor, wall, and ceiling finishes.

The second and third floors of the SoHi Building (each 2,000 square feet gross) are to be completely renovated for office use. The renovation will include all new mechanical systems (HVAC, plumbing, sprinkler, electrical including basic lighting, entry intercom with video and certain broadband internet capacity), new floor and wall finishes, common area with restored elements and new finishes, and ADA compliant bathrooms for each floor. The office spaces will get simple but elegant wood trim for the windows and base. Office doors will be wood (where possible) and fit with the character of the building. The offices on the third floor will have refinished wood floors.
